Make an Offer

Work with your agent to craft a competitive offer and negotiate terms.

When you find 'the one', it's time to make an offer. Your real estate agent will pull comparable recent sales (comps) to help you determine a fair and competitive offer price. But the price is only one part of the equation; your offer will also include contingencies, a proposed closing date, and an earnest money deposit.

Contingencies are conditions that must be met for the sale to go through. Common contingencies include financing (you get the loan), appraisal (the home appraises for the purchase price), and inspection (the home passes inspection). While waiving contingencies can make your offer more attractive to a seller, it dramatically increases your risk as a buyer.

Once you submit your offer, the seller can accept it, reject it, or counteroffer. Negotiation is a normal part of the process. Rely on your agent's expertise to navigate counteroffers without letting emotions drive your financial decisions.
